Gen Z, or Generation Z, is a term that indicates people born in the late 1990s and 2000s. According to popular definitions, they were born between 1997 and 2010, followed by millennials (Gen-Y) and succeeded by Gen Alpha. Also called ‘Digital Natives’, they are the first generation to grow up with the Internet and social media, and therefore considerably shaped by the digital era. Their buying behaviour is significantly influenced by heightened awareness of climate change and by a work ethic shaped by experiences gained during the COVID-19 pandemic.

Known for their entrepreneurial zeal and increased awareness about financial planning with age by their side, this generation is keen to own a house, observes the FICCI-Anarock Homebuyer Sentiment Survey. The joint study states that 32 percent of Gen-Z respondents intend to utilise their investment gains to purchase a home in the future.

While India has always been an economy where home buying is preferred over renting, the uncertainty around the pandemic has further accelerated the need for homeownership and security, the report also highlights.

Gen-Z Expected to Drive Future Housing Demand

In fact, as per the recent CBRE report, Gen-Z will primarily drive upcoming housing demand, as they firmly intend to move to new homes. They led the preference towards moving to a new home in the next two years, compared to only 29 percent of the older generation.

How are Gen-Zs influencing real estate offerings?

With an increasing number of Gen-Zs entering the job market, their purchasing power is growing in the property market. This is prompting real estate developers to gain a deeper understanding of positioning themselves to cater to this demographic group’s unique needs and expectations. As Gen-Zs vastly rely on digital platforms for property search, builders are using interactive virtual tours and 3D rendering tools available online to market their projects to this niche audience.

Builders realise that Gen-Zs keenly desire to follow eco-friendly practices in living spaces to protect the environment and reverse climate change when visualising their dream homes. They respond to this customer segment by ensuring their projects are built around sustainable designs and equipped with eco-friendly solutions, including solar panels, energy-efficient LED lighting, BLDC fans and other appliances.

Also, with greater acceptance of remote work culture during and post-COVID, the idea of homeownership gained traction among Gen Z. As per the recent trend, this demographic cohort prefers to buy a spacious house far away from offices downtown. To meet these evolving expectations, the real estate industry is reimagining project layouts and leveraging real estate management software to streamline planning, project execution, and customer interactions while creating such flexible spaces.

To cater to Gen-Z’s needs, the market is undergoing significant changes, says Manju Yagnik, Vice Chairperson of Nahar Group. “Developers are now focusing on creating dynamic, less ownership-oriented living spaces that offer flexibility and convenience. This includes providing amenities such as gyms, co-working spaces, and community areas that cater to Gen-Z’s lifestyle preferences.”

Why Many Gen-Zs Still Prefer Renting

Not all Gen-Zs are buying homes. Referring to the CBRE report, its Chairman & CEO for India, South-East Asia, Middle East & Africa, Anshuman Magazine, remarks: “While a majority of the respondents intend to purchase a house, 40 percent of Gen Z would prefer to rent rather than purchase.”

Reasons Behind the Renting Trend

This sizeable count of Gen-Z opting for rented accommodation can be attributed to numerous reasons. As this generation is in their early stage of their careers, they want to remain mobile to be able to relocate for better prospects swiftly. Their decision not to own a house is also driven by job market uncertainties that could make it challenging to service home loans. Besides, they might not feel the need to buy a house, as their parents belonging to the previous generations have already purchased a home.
